Is It Time to Replace Your Roof?

Although your residential roofing system is one of the most important features of your home, it may be difficult to determine if it’s time to replace it. In some cases, a roof reaches the end of its service life without experiencing failure or even if you’re doing regular preventive maintenance.

As a homeowner, you should never delay roof replacement. Otherwise, it can lead to bigger issues in the long run. For this reason, it’s crucial to keep an eye out for signs that you’re due for a new roof. Kingdom Roofing discusses a few indicators to know.

Older Roof

An asphalt shingle roof typically lasts 20 to 25 years, while a roof installed over an existing layer of shingles must be replaced after 20 years. If you’re unsure how old your current roof is, review your home improvement records to determine how long ago it was replaced or reshingled. You may also hire a roofing contractor to give your roof a thorough inspection. If your roof is nearing the end of its useful life span, it might be time to replace it — even if it still looks good from the ground.

Damaged Shingles

Due to their constant exposure to the elements, shingles can curl or crack over time. When shingles curl, this is usually because of weathering and indicates there may be major underlying problems such as leaks. If the curling is extensive, you may have to replace your roof right away. Meanwhile, cracked shingles are a result of wind damage. If there are only a few cracked shingles, you can opt to replace them. However, if the cracking is random throughout the roof, your roofer may recommend getting a new roof.

Leaking Roof

Moisture is the biggest enemy of your roof. As such, it’s best to regularly inspect your roof for leaks. To check for leaks, start inside your attic. Look for beams of light coming through the top of the house. If light can get in, so can rain, snow and even cold air. You should also keep an eye out for any water stains or streaks. If they change size or shape, your roof may have sustained a leak. While small leaks can be repaired, larger ones, especially coming from an older roof, may need a more permanent solution: a roof replacement.
