Not many people consider themselves roofing experts. In fact, unless the roof starts leaking, many homeowners barely think about the roof over their head. Unfortunately, once you notice water damage or leaks on the interior of your home, the leak has been wreaking havoc for days or even weeks – in your attic, insulation, framing, and even throughout your walls. Roof maintenance myths are partly to blame for a wrong understanding of how to care for your roof – and you may inadvertently do damage to your home. Here are some facts which may be of interest for Venice residents looking to protect their home and prolong the life of their roof.

Myth #1 : New Roofs Don’t Require Maintenance: While it is true that new roofing is durable and long-lasting, that doesn’t mean that it is not vulnerable to damage. While you can expect a properly installed new roof to last for decades, there are a myriad of things which can cause damage early on. Flying debris from a severe storm, damage caused by animals, or a tile broken when a worker walked across your roof  – all kinds of damage can happen at any time. Because even the smallest vulnerability can turn into a large problem when water is involved, it is recommended that you have your roof inspected on an annual basis. At the very least, homeowners should perform a visual check of their roof once per year, as well as after severe storms.

Myth # 2: Your Roof Warranty Covers Everything: Many people get lulled into a false sense of security if they have a roof warranty. However, it is important that you fully understand what your warranty truly covers. Most roofing contractors will leave you with some form of warranty, but it may be limited as to what it will cover – and for how long. Although they can vary greatly, materials warranties typically are valid for a span of 5-10 years, while labor warranties cover up to one year. Unfortunately, many homeowners may have unintentionally voided their warranty without even knowing it. If you have ever done any DIY maintenance work on your roof or installed a replacement shingle incorrectly, your claim may be denied. Your warranty may also be voided if the manufacturer can prove that you have neglected to maintain your roof regularly.

Myth # 3: Your Insurance Will Pay for a New Roof : It is a common belief among homeowners that if their roof needs repair or replacement, it is covered under their homeowners policy. However, homeowner’s insurance only covers damage to a roof caused by a storm or other event which is out of the owner’s control. If the roof is simply getting old and the damage is due to wear and tear, they will likely not cover the required work. If your old roof is damaged in a storm, the insurance company typically only pays for the value the roof held at the time of the damage.
