Time to Replace Your Asphalt Shingle Roof?

All good things come to an end, and this includes the life of any roof. While new asphalt shingle products are extending life expectancies out for 25 years or more, older Sarasota and Venice homes may need a new roof imminently. Our climate is especially tough on roofing materials – whether punishing heat, driving rain, or year-round critters, our roofs take abuse while keeping us safe and protected.

Asphalt shingle roof systems are among the most popular in our area. Once chosen primarily for their affordability, asphalt shingles are now more durable, UV protected and even come in many colors and styles.

How do you know if your asphalt shingle roof needs replacing?

Asphalt Shingle Issues to Look For

First and foremost, if your shingle roof is over 20 years old, it likely needs to be replaced. The life span on these types of materials was generally between 15 and 20 years until recently, so even if your roof is not actively leaking right now, it probably needs attention. This time of year is actually perfect for performing for a roof inspection, so that is a great first step.

Remember, there is no getting around the need to replace an old roof. If you put it off for too long, you may not only be looking at the cost of a new roof, but also repair to water damage on the roof deck, in the attic, and even the interior of your home.

  • Granules: One of the first noticeable signs of a deteriorating asphalt shingle roof is that the granules erode away. Even if you are not on the roof, you may begin to notice granules in your downspouts or even in your flower beds of the areas around your home. This is because as the shingles age, the granules fall off and are washed off the roof by rain and wind. If you suspect you may be having an issue in this regard, check your gutters. A build up of granules in the gutter system is a sure giveaway that your shingles are eroding.
  • Cracking/Curling: Once shingles begin to lose their structural integrity, they will crack in the heat or begin to curl up on the edges. Cracking and curling are signs that the shingles themselves are at the end of their lifespan, and your entire roof is not far behind. If the shingles are not properly installed and lying flush with the roof, they also present a vulnerability. Shingles protect the underlayment, which can be damaged by debris if not protected, leaving your roof deck exposed. Water can also intrude when tiles begin deteriorating, which can cause leaks, mold and sagging of the old roof deck.
  • External Damage: Aside from just aging, asphalt shingles can suffer damage from other external forces. Tree branches rubbing on the roof can dislodge tiles, and animals looking for a way into your attic are also known to gnaw away at roofing materials. Aside from normal wear and tear, these situations can be causing a dire situation. Be sure to always trim trees off and away from any roof, and keep an eye out for any critters scampering across your roof who may need to be relocated.
