Guide to Changing Roofing Materials

Roofing materials have evolved over the decades, and the newer versions last longer, provide greater protection, and can even help your home to be more energy efficient. When your old roof is in need of replacement, you may wish to consider changing roofing materials. Here are some points to consider when choosing the right type of new roof for you.

Asphalt Shingle Roofing

If your Venice area home was built 20 or 30 years ago and still has its original roof, chances are the roof is comprised of asphalt shingle. When installing a new roof, you will have to decide if you would like to replace the old materials with new shingle, or if you would prefer a tile, stone or metal roof.

Replace with Asphalt Shingle: As we discussed in an earlier blog, you may be able cover the existing shingles with a new layer of shingles, as long as the end result is only two layers thick. Today’s asphalt shingles come in a wide variety of colors, are UV protected, and be heat reflective. If your old roof already has multiple layers of shingle, you will need to remove the old materials before proceeding.

Replace with Tile: If you want to replace your asphalt shingle roof with clay or terra cotta tile, you will have to inspect your roof to make sure that the roof structure is strong enough to hold the extra weight. You may need to reinforce the roof deck or add some beams to effectively hold up the roof. Your local roofing contractor will be able to advise you as to whether or not you need to first strengthen the framing before adding the tile.

Replace with Stone: Replacing an asphalt shingle roof with stone will require the same assessment as to its weight-bearing capability. Stone is significantly heavier than asphalt shingle, as well as traditional tile.

Changing Roofing Materials – Important Considerations

When a home is originally constructed, the contractor likely built the roof based upon the type of material which would be utilized. However, asphalt shingle, clay tile, and stone all fasten to the frame in a different way. If changing roofing materials, be sure that the current frame is sufficient to correctly fasten the material. Not only do you want to make sure that the roof is leak-proof and sealed, but you may lose your warranty if the tiles are incorrectly installed. Therefore although changing materials is absolutely possible, it is important to hire a professional roofer to inspect your roof, determine if any additional structural work is needed, and if the new materials can be attached safely and within warranty specifications.

Does the Frame Need Rebuilding?

When you need a new roof, usually you can install new materials over the old frame and roof deck, However, if your home is old, has been gnawed at by critters, or has experienced a roof leak in the past, you may wish to consider rebuilding the roof structure. This will not only ensure that your new roof has its best chance of lasting for three or even four decades, but that it has the best structural integrity to withstand storms.
